A: We are a locally owned and operated company with more than 20 years of combined expertise in accounting, customer service, development and legal knowledge within the property management industry. Our company has been providing property management services throughout Miami-Dade, Broward and Palm Beach area for condominiums, apartment buildings, single-family home communities. Q: Does Exclusive Management perform upkeep and maintenance of the properties you manage?

A: Should there be a need to hire contractors, as your property manager, we can negotiate contracts for janitorial, security, grounds keeping, trash removal, and other services on your behalf. Q: Does your company provide administrative and financial details?
A: Exclusive Management handles the financial operations of your property/association, making sure statements are paid, dues collected and reports are delivered in a timely manner. Depending on the type of work we are doing for you, as your property manager, we can prepare financial statements, as well as other administrative duties. | Back to top^

Q: What do you mean when you say you can provide residential property management?
A: In general, properties commonly referred to as residential include single and multifamily homes, condominiums, townhomes, and apartments.

As your residential property manager, we manage the day to day operations including, but not limited to:

1) Coordinate all maintenance needs of your property
2) Track all administrative, and financial information such as insurance, payroll, taxes,
    mortgages and budget updates
3) Respond to requests, issues and problems
4) Act as first point of contact for owners, tenants, building workers and maintenance contracts
5) Maintain professional relationships with your accountant, insurance agent, attorney, etc.
6) Provide interior and exterior maintenance
7) Collect rent and fees
8) Coordinate contracts
9) Provide general accounting and banking
10) And more

Q: Can Exclusive Management help with homeowner association management?
A: Yes. We manage many homeowner associations throughout Miami-Dade, Broward and Palm Beach areas. Our homeowner association (HOA) management services are designed to support the association and ensure all rules, regulations and services provided through the association, function smoothly for the residents. Exclusive Management oversees duties such as:

1) Manage common areas like parks, clubhouses, pools, and landscaping
2) Make sure residents follow the association rules such as keeping yards tidy, paint houses
     the acceptable colors, monitor noise levels, common areas, and other duties.

Q: How do you handle owners who don't pay or fall behind on their assessment fees?
A: We recognize the need for diplomacy which is why we treat each situation individually and make our decision as to how we will handle late fees based on what is best for all parties involved. That being said, we always proceed according to the rule established by the association, including filing legal notice. We will simply postpone the actual filing of the eviction if the homeowner is showing favorable effort toward resolution. Our company will strongly suggest legal advice. | Back to top^

We don't try and compete against lower priced property management companies or Realtors who practice property management as a side business.
